So popular, in fact, that many visitors have enquired about buying property there. Until recently, though, if you were a non-resident then you could only buy a property in Turkey if you paid cash. However, with recent changes in legislation due to the rise in inflation, you can now take out a Turkish mortgage and make your dream of living in the sun a reality.  However, since this is such a new introduction to this part of the world, there are still some changes to the mortgage system that are happening frequently, therefore it&#8217;s wise to check with your financial adviser or mortgage broker before committing yourself to this venture.  For instance, when the mortgages first came into effect, you could only take out a fixed rate mortgage, with the same pros and cons that kind of mortgage entails. In February of this year, however, a new law was passed that allowed Turkish mortgages to be variable, or floating, as well.  The responsibility of any problems after the property handover has changed as well. Before the new legislation came in, if there were any defects or problems with the home, there was no limit on the amount of time a new owner could claim against the bank or mortgage provider for any problems. Now, however, this has been limited to just one year.  The area of tax relief has also changed on Turkish mortgages. Previously, to encourage potential buyers, the Turkish government allowed people to claim tax relief on their mortgage or property. Now, however, due to a rise in interest rates, this has been withdrawn. Although lower rates over a longer loan period are available, this has put some possible house buyers off, especially those on a lower wage or income.  However, as long as you&#8217;re aware of some of these changes and are willing to work with them, then Turkey offers a fantastic opportunity for both those wishing to buy a home there for themselves, and those looking to use it more as an investment. With the cost of living relatively inexpensive, a Turkish mortgage can allow you far more opportunities than in a more expansive part of the world, like the US or UK.  If you&#8217;re looking to use property as an investment such as a holiday home or villa, especially with the high tourism rate in Turkey, then one of the areas you might want to look at is Didim, especially the towns of Altinkum and Akbuk. Located on the east coast, Didim is a wonderful mix of both historic and new Turkey and is very popular with today&#8217;s tourist trade.  Altinkum offers the more modern version of Turkey, although that&#8217;s not to say it doesn&#8217;t enjoy its own part of history; but with the expansive beaches and new jetty&#8217;s ideal for sun-seekers, as well as plenty of restaurants and the nightlife available, it&#8217;s a livelier spot.  Akbuk offers a more relaxing alternative, and is extremely popular for its sea bass fishing trips. With a wonderful old chapel that is opened to the public, Akbuk attracts the holidaymaker who simply wishes to unwind and relax, and offers summer houses and villas as buying opportunities.  The prices for property itself is highly attractive – in Akbuk, for instance, a two-bedroom apartment costs as little as 38,000 GBP and this includes scenic views over the surrounding hills. Even four-bedroom apartments in Altinkum are as little as 130,000 GBP, often with their own private pool included.  With these types of prices and the new legislation making it easier to buy, you can see why Turkish mortgages are becoming more than just a possible idea. Add in the climate, friendly locals and history of this country, and it really is a wonderful opportunity.</p>

<p>MEDICAL TOURISM</p>
<p>The phenomenon of receiving healthcare abroad has grown over the past several years. Due to increasing healthcare costs at home, more and more Americans and Europeans are traveling abroad seeking medical treatment, which is commonly referred to as “medical tourism.” Medical travel, health tourism, or global healthcare are also commonly used terms for this practice. People are now choosing to receive healthcare in places where they can receive comparable or better quality treatment at lower costs. They prefer shorter or no waiting periods and quicker access. Currently the world medical tourism industry is estimated to amount over $60 billion and is expected to exceed over $100 billion within the next two years.</p>
<p>The Deloitte 2008 Survey of Health Care Consumers predicted that outbound medical tourism will experience an explosive growth over the following three to five years, and now after a year, that is already happening. In 2007, 750,000 Americans traveled abroad for treatment. Estimates for 2008 were 1 million, for 2009 were 3 million and in 2010 over 6 million Americans are expected to travel abroad for medical treatment. According to Deloitte, by 2017 over 16 million Americans could be traveling to other countries for treatment in search of better prices, better quality, better access and better availability.</p>
<p>Among the contributing factors are dramatically rising health care costs, an aging population, increasing number of uninsured and underinsured Americans, higher plan deductibles, higher co-pays, increasing number of employers who are cutting back and eliminating their healthcare programs, and the ease of traveling abroad and communication. Willingness of existing health plans, insurance providers and employers to search for alternative means to reduce costs will further impact medical traveling positively.</p>
<p>Current US statistics show that over 47 million Americans have no medical insurance and over 120 million Americans do not have dental insurance. In search of value and quality, this uninsured population has no choice but to travel to foreign countries to receive lower-cost medical or dental treatment alternatives when they need them. 18% of the remaining insured population (i.e. of 250 million) are either underinsured or do not qualify for certain treatments which results in substantial out-of-pocket costs when a procedure is done in the US. For this population the outbound medical tourism represents an opportunity to save on huge out-of-pocket expenses. Medical care abroad can save up to 90% of the cost of comparable care in the US. Even for those who are properly insured, the cost of a procedure abroad including air fare and hotel accommodation could add up to a less amount than the plan deductible. According to Economic Times, if 10% of the insured American population were to take the advantage of treatments abroad, then the insurance industry could gain about $14 billion annually.</p>
<p>Recent research shows that elective procedures such as liposuction, orthodontics, lasik, rhinoplasty, breast augmentation as well as complex specialized procedures such as cardiovascular surgery, brain surgery, orthopedic joint (knee &amp; hip) replacements can result in savings of up to 75%- 90% as compared to what they cost in the US and in Europe. Among other procedures for which patients travel abroad are medical oncology, hematological oncology, radiation oncology, Cyberknife, kidney dialysis, prostate operations, organ transplants (heart, kidney, liver, pancreas, small intestine, bone marrow), in vitro fertilization treatments and fertility operations, dental treatments and surgery; eye operations; plastic, reconstructive and cosmetic surgeries.</p>
<p>Medical tourism has the potential to offer tremendous benefits to all parties involved including American patients, the healthcare industry, service providers, insurance companies, insurance agents, employers, as well as the foreign countries with comparative cost and quality advantage. It could be the solution to global healthcare crisis. The industry needs well established globally networks and partnerships. If quality, patient safety and follow-up care are given top priority; risks are reduced and well managed; medical tourism facilitators follow certain standards; the industry leaders such as JCI and MTA continue playing their crucial role in ensuring quality of healthcare, educating the industry, and promoting transparency in quality, pricing and patient safety, then medical travel industry could benefit all.</p>

Even in an environment of global financial crisis, when the tourism industry all around the world have shown downtrend, the number of international tourist arrivals to Turkey rose 0.27% year-on-year to 898,927 in February 2009.</p>
<p>This significant growth in the number of tourist arrivals is due to a series of successful ad campaigns by the tourism authorities. Recently, Turkey has launched an ad campaign “The Unlimited Turkey” to target travelers from the US, Canada and Mexico. The ad campaign is depicting Turkey’s heritage, culture, landscapes and other tourist spots to attract travelers.
